We work alongside you and your existing advisors to help the family achieve what is needed, and preserve the relationships that matter most.
What we do
Comparative market analysis. A written appraisal of what the property is realistically worth in the current market, supported by recent comparable sales with the reasoning shown. Dated, so it goes on file.
Property condition and presentation review. What state the asset is in, what it would take to prepare it, and whether that spend is worth making before any sale.
Options advice for the estate. Sell now, sell after works, retain and rent, or transfer to a beneficiary. What each path realistically looks like in this market, for this property.
Vendor advocacy, if the estate proceeds to sale. Choosing the right selling agent, testing their appraisal and their fee, agreeing the method and the campaign, and holding them to it. Precium does not sell the property. We make sure the agent who does is the right one and is doing the job.
Buyer representation for a beneficiary. Where one family member is buying the others out or purchasing from the estate, we can act for that buyer, provided we are not already advising the estate on the same transaction. Never both sides. If the property is going to auction, that is our auction bidding service.

The number is defensible. It comes with comparable sales and the reasoning attached, from someone with nothing to gain from the figure landing high or low.
It stays in its lane. We give property advice. Not legal advice, not tax advice, not probate advice. We will not confuse your client about who is advising them on what.
It takes the property question off your desk. You get something in writing you can file, forward, or put in front of a family that is not agreeing with itself.
We are transparent about how we are paid. Either a direct fee from the client, or a disclosed referral arrangement if the estate proceeds to a sale. Whichever applies is set out in writing before anyone engages us. What we will never take is an undisclosed kickback or commission from an agent, a seller or a developer.

We are not certified valuers. What we provide is a market appraisal and comparative market analysis, not a formal valuation. Where a matter requires a formal valuation, for example for certain court or taxation purposes, we will say so rather than stretch what we do to fit.
We are not solicitors or accountants, and nothing we provide is legal or tax advice.
We do not sell property and we hold no listings. Our property advice is impartial and designed to help the client only.

Frequently asked questions
Do you replace my solicitor or accountant?
No. Your solicitor handles the legal side of the estate and your accountant handles the tax. We handle the property question sitting inside it, then hand you something you can give them.
Is this a valuation?
No. It is a market appraisal supported by comparative market analysis. Precium is a buyer’s agency, not a valuation firm. Where a matter requires a formal valuation, for example for certain court or taxation purposes, we will tell you that rather than stretch what we do to fit.
Do you sell the estate property?
No. If the estate decides to sell, a selling agent sells it. Our role is helping the executor choose the right one, agree the strategy, and hold them to it.
How do you get paid?
Either a direct fee from the client, or a disclosed referral arrangement if the estate proceeds to a sale. Whichever applies is set out in writing before anyone engages us.
What we will never take is an undisclosed kickback or commission from an agent, a seller or a developer. If anyone is paying us anything in connection with the estate, you will know about it before you decide.
Can you act for a beneficiary buying the property?
Yes, provided we are not also advising the estate on that same sale. We never act for both sides of a transaction.
Do you work with solicitors and accountants directly?
Often. A good portion of this work comes from professional advisers who need a property question answered for a client and want it answered by someone independent. We are comfortable dealing with you, with your client, or with both.
What does it cost?
