Behind the beaches the heritage is real. The 1850s stone walls built by Irish dairy farmers, and the basalt quarries that paved Sydney’s streets. Saddleback Mountain sits over the lot of it. Three Kiamas, and the median tells you about none of them

Kiama is small enough to drive across in ten minutes and varied enough that the same budget buys three completely different lives. Here is where the lines actually fall.

The headland streets: Tingira and Boanyo

Tingira Crescent runs south out of town along the ocean, past the Little Blowhole and Marsden Point. Boanyo Avenue sits up on the headland with the north-easterly aspect.

This is the top of the Kiama market. Public sale records put Boanyo above $3.9 million this year, and a four-bedroom house on the same street at $2.2 million in December.

That spread sits inside one street. Aspect, how far down the slope you are, and whether your view survives the neighbour’s next development application all move the number.

No two homes up here are alike. The best of them are frequently sold before anyone photographs them, which is the whole reason we work the off-market conversations in this pocket rather than waiting on the portals.

The town centre: Barney Street and the blocks you can walk from

Barney Street runs through the middle of Kiama and it is always popular for an unglamorous reason. You can walk to Terralong and Manning, the harbour, the hospital and the station.

That holds its value whether you are 35 or 75, which is why this pocket does not go quiet when the holiday market does.

Public records show a Barney Street house at just over $1.4 million in 2024, and another changing hands this August after 49 years with the same family.

One thing to check before you fall for a cottage here. Parts of this grid carry heritage items in the council’s inventory, and that changes what you are allowed to do to the house.

North of the river: Jones Beach, Kiama Downs and Minnamurra

The through traffic mostly misses these three. It is the first thing a local mentions and the last thing a weekend visitor notices.

They are not interchangeable. Jones Beach is surf, with a quiet residential pocket behind it. Kiama Downs sits above, with the shops and the school. Minnamurra is the river mouth, estuary rather than surf, and draws a different crowd again.

The trade is a few more minutes to the Kiama CBD and the station. For plenty of buyers that is a price worth paying. For some it is the thing they regret in year two.

Which of the three suits you is a conversation, not a search filter.

The mistake that costs people in Kiama

Buying the postcode instead of the pocket.

Kiama 2533 runs from a town-centre house around $1.4 million to a headland house near $4 million, and the two sit under two kilometres apart. Any number that averages those is useless to you.

Get the pocket wrong by one band and you have paid headland money for a street without the headland’s aspect, or you have bought north of the river on the assumption you would walk to the station. On numbers this size a ten per cent misread is six figures.

The fix is boring and it works. Stand in the street at the hour you will actually live in it, not at eleven on a Saturday when the agent has staged the morning.

What a local checks in Kiama before you offer

What is under the block, and who has a right to it

Drainage easements and sewer mains are common through Kiama and they do not announce themselves in a listing. A main wrapping two sides of a block is survivable if you know about it going in and you have no plans to extend. It is a serious problem if you find out afterwards and you did.

We pull that before you offer rather than after, and we tell you plainly what it rules out.

Steep sites, and the report you did not pay for

Kiama runs off Saddleback and the escarpment down to the sea, so steep sites are everywhere. They are the reason the views are what they are, and the reason construction quality matters more here than on flat ground. Retaining, drainage, and what the engineering actually was rather than what the brochure says.

The free building report supplied by the selling agent is not the same thing as one you commission yourself. Quality varies enormously between inspectors, and the difference can run into six figures. We organise your own, at your cost, with someone we know is good, and we tell you what the report actually means for your offer.
