Batemans Bay is a genuinely beautiful coastal township, and it is more of a coastal cluster than a single town. The CBD sits at the entrance to the Clyde River, with more than twenty suburbs spread around it.
It also sits right where the Kings Highway drops down the hill from Canberra, which makes it the obvious coast for people from the nation’s capital.
South at Moruya, the new $330 million Eurobodalla hospital is under construction. We have written separately on what that build means for the area.
Entry level here is from $750,000. Substantial homes start from $950,000. Beach proximity homes start from around $1.3m, and this is the first point on the NSW South Coast where walking to sand drops under $2m. Absolute beachfront from there up.
What those numbers do not tell you is which of the twenty-odd pockets suits what you are actually after. That is the part worth getting right.
The bridge splits the market in two
North of the bridge sits Surfside, Long Beach and Maloneys Beach. That is the affordable end, with easy beach walking and a short drive into town.
Cross the bridge and you have the CBD and all the shops and services, right on the river.
From there the coast runs south through Catalina and Sunshine Bay to Surf Beach, then around to Lilli Pilli, Malua Bay and Guerilla Bay, and on again to Tomakin, Mossy Point and Broulee.

A guide to the Batemans Bay pockets
North of the bridge

Surfside, Long Beach, Maloneys Beach.
Real affordability, easy beach walking and a short drive into town. For a lot of buyers that combination is the whole answer, and it is the cheapest way into the area.
The CBD, on the river

Cross the bridge and you are in the CBD, with all the shops and services, sitting right on the river at the entrance to the Clyde.
Catalina, Sunshine Bay and Surf Beach

Affordable pockets and waterfront pockets sit close enough together through here that the price difference between them surprises people. Surf Beach is the first of the true ocean-facing beaches, the first point where you are swimming and surfing rather than sitting on the river.

The more exclusive beach hamlets, with stunning rocky outcrops and genuinely magnificent ocean views, still at reasonable prices. If you know where to look it is possible to buy a coastal home with a big view and walk-to access to a semi-private beach. Further north up this coast the same house would be a $10 million prospect.
Tomakin, Mossy Point and Broulee

A variety of beach activities and the next real community hub below Batemans, with both Anglican and Catholic private schools.
Budget and brief determine what to target and where. There are simply too many variables here to work it out from a listing portal.
What a local checks in Batemans Bay that a listing will not tell you
Build quality. A lot of the housing stock here went up as beach weekenders in decades past. That is not a reason to avoid them. It is a reason to look hard at what is behind the paint before you offer, because a holiday build and a permanent home were held to very different standards.
Bushfire. Significant in places, and the risk to be most careful about here. The rolling hills are covered in bush and the soil types in this area are drier than further north. A property’s bushfire attack level changes what you can build, what it costs to build it, and what you pay to insure it. It is knowable before you offer.
Which pocket you are in. With more than twenty suburbs around one CBD, the spread between them is wide and it does not show up on a listing. Budget and brief decide where you should be looking, and that is the conversation worth having before you start driving down on weekends.
