Unless you grew up here, many people looking at Nowra got here by working south.
You started in Wollongong, had a shock, kept scrolling, and landed on a town where the same money buys a house with a yard instead of a unit.

What you cannot work out from a listing portal is why two houses at the same price, a kilometre apart, feel like different towns.
Despite being smaller than the capitals, Nowra has lots on offer and some very different sub-regions.
Nowra is not one market. It is a town, a river, and eight pockets
The Shoalhaven River splits the area in two.
Bomaderry sits on the north bank, at the end of the South Coast train line. Everything else sits south of the bridge.
There are eight named suburbs here: Bomaderry, Badagarang, North Nowra, Nowra, West Nowra, South Nowra, East Nowra and Worrigee. They all have different characteristics, and the differences inside some of those suburbs are just as significant as the differences between them.
Then the land opens up. Cambewarra and Terara are acreage and river flats, and they are a different market again. Badagarang is the new estate sitting in amongst the acres with views of the escarpment.
Nowra is also the service centre for the whole Shoalhaven. The Shoalhaven District Memorial Hospital, the $438 million expansion under way there, HMAS Albatross and the council’s administrative centre all sit within a few minutes of each other.
Proximity to jobs, health and other services is part of the appeal. Because who wants to sit in Sydney traffic?
What to expect in Nowra
The advice I give every client buying here is the same. Work out your essential and desirable criteria first, then pick the streets. Not the suburb. The streets.
Bomaderry sits north of the river and has the only train station in the area, which puts Wollongong and Sydney on rails rather than on the Princes Highway. Badagarang is a new estate northwest of town. North Nowra climbs the hill and holds the highest concentration of navy families, while across the bridge Nowra near the hospital has some beautiful old homes and old money. West Nowra is a bit of a chameleon, where the differences between streets are bigger than the differences between some whole suburbs. East Nowra varies more from street to street than anywhere else in the area, and the good, the ordinary and the rough can sit a few hundred metres apart.
Further south, South Nowra is the commercial hub, where the bulky goods retail and the trades are, and the Princes Highway runs straight through it. Worrigee, out to the south east, is where much of the newer building has happened, which makes it the place to look if you want an affordable project home that needs less work to do. Then the land opens up. Cambewarra sits against the escarpment with Badagarang, Terara sits on the river flats east of town, and those flats flood. Lifestyle acreage can be found on all sides but each area is different. In general small acres start from around $1.5m, certainly affordable if you have been looking in Berry but found prices a little high.
What a local checks in Nowra that the portal listing will not tell you
Flood. Nowra sits on the Shoalhaven River, so flood risk has to be considered every single time. It is not only the river itself. The low lying creeks and catchments carry risk too so we verify before making an offer, not after.
Bushfire. An ever-present issue on the South Coast. A property’s bushfire attack level changes what you can build, what it costs to build it, and what you pay to insure it. We have several tools on offer to check this quickly for our clients.
Which pocket you are standing in. Nowra changes street by street. Two houses at the same price a kilometre apart can sit in very different pockets, and the difference does not show up on a listing. This is the one that costs people money, and it is the one you cannot solve from Sydney.
Housing Commission. Some streets are 0%, others are 50% and even up to 80%. You need to know which ones or you could make a mistake worth $100k.
The highway. The Princes Highway runs through South Nowra and over the Shoalhaven bridge. Some streets hear it and some do not.

It is less heated than the Illawarra, but the good streets still move quickly.
Is Nowra a good place for first home buyers?
It is the most realistic entry point on this coast. At $650,000 you are buying a house rather than a unit, in a town with a hospital, schools and work that does not depend on tourism. The trade-off is that you have to get the pocket right, and that is harder in Nowra than in a town where everything sits on one street.
Are there investment opportunities in Nowra?
The fundamentals are unusually clear for a regional town. A $438 million hospital expansion, HMAS Albatross next door, and the administrative centre for the Shoalhaven all sit in the same place, so the employment base is not seasonal. Yields are stronger than the coastal towns further south because the buy-in is lower. We will tell you plainly if a specific property does not stack up.
How far is Nowra from Sydney and Wollongong?
Around two hours from Sydney and about an hour from Wollongong. That hour is what makes Nowra work for people who have been priced out of the Illawarra but still need to get back there for work or family.
Which part of Nowra should I buy in?
It depends on what you are buying for, and it is the question worth the most money on this page. Bomaderry if the train matters. Worrigee if you want newer and you do not want to renovate. Old Nowra near the hospital if you want character housing. Cambewarra or Terara if you want land.
