Ask ten people where the South Coast starts and you will get ten answers.

Technically it is everything south of Sydney. That takes in the Illawarra and Wollongong, and we buy there constantly.

But it only becomes quintessentially South Coast once you leave Shell Cove and head to Kiama and south from there. The traffic thins out. The headlands start. The towns get small enough that the person behind the counter at the bakery knows which houses are about to come up.

We have been buying along this coast for nearly 15 years, from Helensburgh down to Narooma, and have bought over 450 homes for clients.

Below is what it actually costs, region by region, and what to watch for in each one.

What it costs to buy on the South Coast

The most useful thing to know before you start is this. The coast gets more affordable the further south you drive, and the beach premium never really goes away.

Entry level in the northern Illawarra is around $1.6m. Two hours south at Nowra it is $650,000. Keep going and it settles around $750,000 from Jervis Bay down to Narooma.

Beach houses tell a different story. From $3m at Coledale, Gerringong and Huskisson. Still $2m at Mollymook. It does not fall under $1.3m until you reach Batemans Bay.

So the real question is not where is cheapest. It is how far you are willing to drive for the thing you actually want, and which trade-off you can live with.

The ten regions below run north to south. Every figure is what we see in practice, not an advertised median.

Northern Illawarra

Helensburgh, Stanwell Park, Coalcliff, Scarborough, Coledale, Austinmer, Thirroul, Bulli.

The closest coast to Sydney, and priced like it. Escarpment on one side, ocean on the other, a train line threaded between them. Most buyers here are Sydney people who worked out they could keep the job and lose the commute.

What it costs: entry level from $1.6m. Substantial family homes from $2m. Beachside from $3.5m. Lifestyle acreage is effectively unavailable here, the national park holds the land.

What to watch: quality homes get snapped up fast, by Sydneysiders and locals alike, because of how commutable it is. If you are waiting for the right listing to sit there for a fortnight, you will not buy in this pocket.

Wollongong and Lake Illawarra

The city end of the coast. A university, a hospital, a working harbour and a train line to Sydney, so demand here is not seasonal the way it is further south.

What it costs: entry level from $950,000 at the Shellharbour and lake end. Established Wollongong suburbs start closer to $1.3m. Beachside from $3m.

What to watch: flood prone areas, and street quality that varies a lot. Two streets apart can be two completely different propositions at the same price.

Kiama, Gerringong and Jamberoo

This is where it starts to feel like the South Coast. Headlands, dairy country running back up to the escarpment, and the most contested market on this stretch of the coast.

What it costs: entry level from $1.2m. Substantial homes from $1.6m. Beachside from $3m. Lifestyle acres from $2.5m.

What to watch: steep sites abound. They offer the views, but they also make construction quality especially important to check thoroughly. We have advised a client to walk away from a Kiama house on the strength of a retaining wall and what was underneath the floor.

Berry and Shoalhaven Heads

Berry, Shoalhaven Heads, Coolangatta, Far Meadow, Broughton Vale.

Berry is a heritage main street with a hinterland of small farms behind it. Shoalhaven Heads is where the river meets the sea, quieter and cheaper, ten minutes away.

What it costs: entry level from $1.3m. Substantial homes from $1.6m. Lifestyle acres from $2.5m.

What to watch: being confident about what you actually want, old Berry village or new estate living. They are two different towns wearing the same postcode, and buyers regularly arrive without having decided.

Nowra and Bomaderry

The Shoalhaven River at Nowra

Nowra, Bomaderry, North Nowra, Worrigee, Cambewarra, Terara.

The service centre for the whole Shoalhaven. A hospital part way through a $438 million expansion, a naval air base, and the best raw value on this coast.

What it costs: entry level from $650,000, the lowest figure on this page. Substantial homes from $900,000. Lifestyle acres from $1.5m.

What to watch: Nowra changes street by street. Two houses at the same price a kilometre apart can sit in very different pockets, and the difference does not show up on a listing.

Jervis Bay and St Georges Basin

The whitest sand in the country, and the largest price gap on the coast between the bay side and the basin side. Two houses of the same size, twenty minutes apart, can be a million dollars apart.

What it costs: entry level from $750,000. Substantial homes from $1m. Beachside from $3m. Lifestyle acres from $2m.

What to watch: Vincentia hillside views are attractive but they carry a price tag. Sanctuary Point offers real value, but be careful of flood in some streets.

Culburra, Sussex Inlet and Lake Conjola

Manyana Beach on the quieter stretch of the Shoalhaven coast

Culburra Beach, Currarong, Orient Point, Greenwell Point, Sussex Inlet, Bendalong, Manyana, Lake Conjola.

The quiet stretch. Fishing villages and holiday shacks that people have been steadily turning into permanent homes since 2020.

What it costs: entry level from $800,000. Substantial homes from $1.1m. Beachside from $2m.

What to watch: flood and bushfire need to be assessed properly here. Not as a formality after exchange, but before you decide what the place is worth to you.

Milton, Mollymook and Ulladulla

Milton is a heritage main street up on the hill. Mollymook is the beach. Ulladulla is the working harbour that keeps the whole thing functioning through July.

What it costs: entry level from $900,000. Substantial homes from $1.2m. Beachside from $2m. Lifestyle acres from $2m.

What to watch: locals know which pockets they like and where the tourist traps are, so choose carefully. The gap between a street that works year round and one that empties in winter is worth real money.

Buying in Mollymook · Ulladulla

Batemans Bay and the Eurobodalla

Batemans Bay, Batehaven, Malua Bay, Long Beach, Surf Beach, Broulee, Tomakin, Moruya.

Where the Kings Highway meets the coast, so this market draws Canberra as well as Sydney. A $330 million hospital is going in at Moruya.

What it costs: entry level from $750,000. Substantial homes from $950,000. Beachside from $1.3m, the first point on this coast where beachside drops under $2m. Lifestyle acres from $1.8m.

What to watch: some pockets carry very high bushfire risk and should be treated with care. That affects build cost and insurance, not only safety.

Narooma and the far south

Narooma, Dalmeny, Bermagui, Central Tilba.

Five hours from Sydney, three from Canberra. Far enough down that it stays priced for the people who live there.

What it costs: entry level from $750,000. Substantial homes from $950,000. Beachside from $1.2m. Lifestyle acres from $1.6m.

What to watch: excellent views and beach access can be found here if you know where to look. Very little of it is obvious from the portals.

Five things to check before you buy on the South Coast

These are the five that cost our clients the most money when they get missed.

1. Bushfire attack level. Much of this coast is bush fringed. The BAL rating changes what you can build, what it costs, and what you will pay to insure it.

2. Flood mapping. River flats at Nowra and Shoalhaven Heads, low streets at Sanctuary Point, the lake edges around Windang and Conjola. Check the map, not the agent’s summary of it.

3. Sewer or septic. Plenty of properties south of Nowra are on septic. It is manageable, but it is a cost and a maintenance obligation you should know about before you exchange, not after.

4. Short term letting rules. If your numbers rely on holiday income, confirm the current council position for that specific property first. The rules differ between hosted and non hosted letting, and they change.

5. The building report you paid for. Not the one the agent handed you. Quality varies enormously between inspectors, and on this coast the difference has been the gap between a tidy purchase and a six figure repair bill.

Both are worth understanding if you are searching, because the price step between them is large. Entry level in the northern Illawarra is around $1.6 million against $950,000 at Wollongong and $650,000 at Nowra.

Which South Coast town is best for a first home buyer?

Nowra and Bomaderry at around $650,000, then Jervis Bay and St Georges Basin from about $750,000, Batemans Bay and Narooma from about $750,000, and the Culburra to Sussex Inlet stretch from about $800,000. North of Kiama the entry point climbs quickly, reaching around $1.6 million in the northern Illawarra.

Can I buy lifestyle acreage on the South Coast?

Yes, but not everywhere. The best acreage sits behind Berry and Kiama in the dairy country, from around $2.5 million, and around Cambewarra and Terara behind Nowra from about $1.5 million. Milton and the Eurobodalla hinterland run from about $1.8 to $2 million. In the northern Illawarra it is effectively unavailable because the national park holds the land.

How far is the South Coast from Sydney?

Helensburgh is under an hour. Wollongong is about ninety minutes. Kiama is roughly two hours, Jervis Bay two and a half, Ulladulla three, Batemans Bay three and a half, and Narooma about five. From Canberra, Batemans Bay is around two and a half hours, which is why the Eurobodalla market answers to Canberra as much as to Sydney.

What should I check before buying on the South Coast?

Five things. The bushfire attack level, because much of this coast is bush fringed and it affects build cost and insurance. Flood mapping, particularly on the river flats and lake edges.
